Statement for the Old Dairy, Low Row in Swaledale
Introduction
We aim to cater for the
needs of all visitors in our home based three-bedroom guesthouse.
The age and construction of
the property create a number of access challenges. The following statement is a
summary of our provision. If you have any questions please feel free to call
us, we will endeavour to help.
Pre-Arrival
The local bus service
operates on a 'Hail and Ride' system and will drop off or pick up directly
outside the property.
The main train station is 50
minutes drive away by car.
There is a local taxi
service that has an accessible minibus, we can book it
for you, if required.

Arrival
and Car Parking Facilities
On arrival there is a
vehicle hard standing directly outside the property.
Access to the car parking
area is via a field gate at the top of a sloping gravel drive.
The car park slopes and is
surfaced in crushed stone.
We will happily assist
guests with luggage.
Main
Entrance and Reception
Four stone steps, each 12cm
in height, lead to a paved seating area, a further stone step 20cm high leads
to the front door.
The door is 83cm wide.
The door is normally
unlocked during daytime, a bell push is provided at accessible height.
The door leads directly into
the breakfast room.
The floor is of stone flag
construction.
Seating is available inside
the doorway.
Public Areas – General (Internal)
The floors of the lounge,
breakfast room and inner corridor are of traditional stone flags.
There is a 5cm high step
between the breakfast room and the inner corridor.
The lounge, breakfast room
and one bedroom are on the ground floor.
Two further bedrooms and
their private bathrooms are on the first floor.
The upstairs floors are of
polished wooden planks with loose rugs (which can be removed if required)
The staircase is constructed
in stone. The bottom step is semi-circular.
There are 6 steps to a half
landing, a further 2 steps to a second half landing and a further 2 steps to
the top landing.
The stairs are 20cm high,
26cm deep and 96cm wide.

Bedrooms have en suite or
private facilities but no public WC available.

The breakfast room is on the
ground floor,
The table has a minimum underspace 68cm high by 60cm wide.
The tabletop is 71 cm high.
There are chairs with and
without arms that can be moved as required.

Located on
the first floor at the front of the property.
Twin beds 50cm high.
There is 100cm space to the
first bed, a gap of 50cm to the next and a gap of 30cm between the second bed
and the wall.
The floor is of polished
wooden boards with loose sheepskin rugs (removable)
A chair is provided.
A TV with teletext is provided.
A cordless kettle is
provided.

Bedroom
3: Double bedded (Kingsize) Room
A large room located on the
ground floor at the front of the property.
There is an en suite shower
room accessed by 2 steps 12cm high, 33cm deep. (See below for details)
Room door and en suite door
are 73cm wide, room door is 180cm high.
There is 85cm of space each
side of bed.
There is 180cm of space
between the bottom of the bed and the radiator.
There is a TV with teletext.

from the landing via a step 18cm high.

Accessed from the upstairs
corridor, there is a 20cm step between the landing and the corridor.
The door is 75cm wide.
The floor is of timber
laminate.
The basin is 78cm high.
The bath is 51cm high and
has a mixer shower operated by the bath taps.
The toilet is 42cm high.
Seating is provided.
En
suite Shower room 3
The en suite is accessed by
2 wooden steps each 12cm high.
The door is 75cm wide and
has a grab rail to one side.
The floor is vinyl.
The basin is fitted in a
vanity unit and is 84cm high.
The WC is 42cm high.
The shower cubicle has an
entrance height of 13cm.
Seating is provided.
Gardens
and Grounds
A bench is provided near the
front door for the use of guests. The area has small beds of flowers and offers
panoramic views of Swaledale. A further bench is
provided at the top of the meadow behind the Old Dairy.
Additional
Information
Mobile phone coverage is
generally poor, currently only Orange has any coverage in Low Row.
We are able to use the
front, back (kitchen) and the outside door from the owners’ accommodation on
the first floor, if evacuation is required.
The manual bell in the inner
hallway will be rung continuously if evacuation is needed.
If you require more
assistance with evacuating, please notify us on arrival and we will ensure that
you are evacuated safely.
We are a non-smoking
building.
We can store medical items
in refrigerators if required.
